What we manage for you

Short-term rentals, long-term rentals and supervised student stays: through our Stay-Breeze and Stay-Student brands, Letz-Concierge manages everything for you, from the first contact to reporting.

Short stays
Management fee between 18% – 25%

For tourist stays, business trips and certain student stays of a few months via our Stay-Student module.

  • Optimised listing (copywriting, multi-channel distribution, photos* if desired)

  • Dynamic pricing and calendar management

  • Guest / student communication, check-in / check-out

  • Coordination of cleaning & linen between stays

  • Quality monitoring and monthly reporting

Cleaning fees and tourist tax are charged to the guest.
Platform commissions (OTAs) are deducted directly by these platforms and are visible in the reporting.

Letting service (one-shot)
Ideal for a standard rental or a student lease:

  • Listing, viewings, and tenant selection

  • Drafting of the lease agreement & move-in inspection report

  • Fees: 50% of one month’s rent + VAT (shared between landlord and tenant)

Long-term rentals
Full management 9%

For your standard residential rentals or your Stay-Student leases.

  • Letting and thorough tenant screening

  • Lease agreement and inventory/check-in & check-out reports

  • Administrative & financial follow-up (rent receipts, reminders, indexations)

  • Tenant / student relations and coordination of service providers

  • Regular reporting to the owner

You manage your Airbnb,
we handle all the logistics

  • Do you want to keep full control over your Airbnb / Booking listing (prices, calendar, guest messages) or your own student rentals, but delegate all the on-site organization?

  • Letz-Concierge offers a “logistics-only” package: you stay in the driver’s seat of your account or listing, and we take care of everything else.

You keep control of:

  • Creating and managing the listing

  • Pricing strategy and calendar

  • Direct communication with guests / students

We take care of the following for you:

  • Access to the property (check-in / check-out, key box or in-person key handover)

  • Professional cleaning after each stay

  • Linen management (beds, towels, bath mats, etc.)

  • Visual inspection of the property and a short report (photos in case of any issues)

  • Coordination of the schedule according to your bookings

Our interventions are billed as a flat fee per turnover, in a 100% transparent way, so you know exactly how much each stay costs and can adjust your cleaning fees with complete peace of mind.

On this basis, a service agreement formalises the chosen package, the rates and the conditions of intervention, for a clear, professional and secure collaboration – you remain fully in control of your Airbnb or student rentals, and we make sure everything runs smoothly on the ground.
