for owners – excluding the role of a property manager
We act as the manager appointed by the owner
(well isolated, apartment portfolio, single-owner building).
When the property is in co-ownership, we work in collaboration with
the building manager for everything related to the common areas
— without exercising the duties of a trustee.
What we take care of
private areas & owner's piloting

Proactive maintenance & small interventions in batches (diagnosis, quote, coordination of service providers, follow-up).

Private/tenant claims: declaration, interface with insurer, support until compensation.

Operational rental management: tenant/traveler relations, check-ins/check-outs, inventories, routine maintenance.

Supplier management on the owner's side: energy/telecom contracts, equipment, mandatory periodic checks in the lot.

Proprietary dashboard: technical & financial (monitoring of interventions, costs, performance KPIs).
In co-ownership
our role with regard to the trustee

Coordination & relay: we report incidents in common areas to the trustee, follow up on tickets, and inform the owner.

Preparation & advice: we provide the owner with technical/financial recommendations for his decisions at the AGM.

Construction site monitoring on the owner's side: verification of impacts on lots, access, planning, tenant communication.
What we don't do

to remove any ambiguity:

No convening/holding of AGMs, no calls for co-ownership funds, no distribution of common charges.

No co-ownership accounting or management of contracts for common areas (elevator, building cleaning, etc.).

These tasks are the exclusive responsibility of the trustee; we work with him in the interest of the owner.
